How you make money

Cadre's value-driven approach, they look for properties that will produce income primarily in the multifamily, office, and retail space. Cadre's primary focus is on acquiring income-generating multifamily properties supported by healthy occupancy, strong supply/demand dynamics and historically high cap-rate spreads combined with selective exposure to value-add assets in high-growth markets. Cadre leverages proprietary data science to augment the three key components of the acquisition process: Market and Asset Class Selection, Deal Sourcing, and Underwriting. Investor payouts can be tracked at any time and will be deposited directly into your bank account every quarter. The payout amount and date will vary per investment. Cadre even offers the opportunities to reinvest your earnings instead of withdrawing them. Remember, you can also benefit from an increase in value of the investment property which will result in receiving higher dividends or if the property sells. Typically, real estate investments last 5+ years but Cadre uses their secondary market to sell certain assets during one of their quarterly windows.

How they make money

Both clients and investors who invest on a deal-by-deal basis will both have the following fees: -1% transaction fee of the investor's pro rata share of deal capitalization -1% of investor equity value asset management fee charged annually (deducted from distributable cash flow) -Secondary market fee paid by both the seller and buyer of 1.5% when transfers take place

Investment Risks

Investment partnerships are incorporated under Delaware law. If Cadre were to file for bankruptcy or declared insolvent, they are said to have withdrawn from the investment and you will have the opportunity to replace Cadre as a partner or dissolve said fund. Cadre's Cash Accounts are FDIC insured up to $750,000.
